Where can I find a map of the routes?

What happens if my property is directly within the alignment?

If the property falls within the alignment, then OTA will work with property owners to acquire that portion of land within the right-of-way. Impacted property owners will be notified, contacted and met with by right-of-way professionals to work with them to individualize and customize a plan to fit their needs. What happens if my property is not directly within the alignment?

If the property does not fall within the alignment, there will be no purchase of the property. No mechanism exists for reimbursement based upon perceived devaluation just as there is no mechanism requiring the payment to OTA for the increase in property values based upon the presence of a turnpike nearby. How will you determine fair market value of my property?

An appraiser evaluates property and establishes the fair market value.  OTA has contracted with various Oklahoma service providers to value each property using accepted procedures as approved by OTA.  Generally, a state-licensed or certified appraiser appraises real property.  The property owners or their designated representatives are given an opportunity to accompany the appraiser during the physical inspection of the property.  Should a landowner disagree with the offer based on the original appraisal and the property has an estimated value exceeding $100,000, a separate state-licensed certified general appraiser not employed or associated with the original property appraisal can perform a review appraisal.

What is the right-of-way process from beginning to end?

Right-of-way processes will take place over the next three to six months. Right-of-way professionals will begin contacting and meeting with property owners following the determination of the final alignment.  These professionals will contact owners directly affected by the alignment and will work with them to individualize and customize a plan to fit their needs.

 

After the appraisal, offer and negotiation processes, each property will have a formal closing with a local abstractor once all of the necessary items are received for closing.  Typically, moves are anticipated within 30 days of closing, so a 30-day notice to vacate will be issued at that time.
